Abstract

Lõputöö pealkiri on „Ehitustööde organiseerimine remondihalli näitel“. Lõputöö on jaotatud kaheksandaks osaks. Arhitektuurses osas antakse ülevaade ehitatavale hoonele. Väljatoodud hoone konstruktsiooni lahendused, peamised tehnilised näitajad, hoone otstarbe ja arhitektuurne üldlahendus. Kirjeldatud eriosade põhimõttelised lahendused. Majandus osa hõlmab koostatud hoone eelarve, mis on esitatud lõputöö lisas. Ehitustööde maksumuse arvutamisel on kasutatud EKE NORA 2018. Saavutatud tulemus on võrreldud RVT Ehitus OÜ pakkumuseelarvega. On väljatoodud montaažitööde tõstemehhanismide osakaal töö maksumusest. Samuti on tehtud ehituse organiseerimise kalkulatsioon, mille kohta on koostatud eraldi tabel. Koondkalendriplaanis on näidatud tööde järjekord ja omavahelised seosed. Koondkalendriplaani koostamiseks on kasutatud majandusosast võetud mahud ja tööajanormid. Kindlaks on määratud tööde kestvus, mis on 107 tööpäeva. Koondkalendrigraafikus on kajastatud maksimaalne tööliste arv objektil, erinevate tööde algus, kestvus ja lõpp. Graafikus on välja toodud ka tööde omavahelised seosed. Projekti algus on 16.03.2020 ja eeldatav üleandmine 17.08.2020. Koostatud koondkalendriplaan on toodud graafilises osas. Ehitusplatsi üldplaan sisaldab objekti üldist planeerimisloogikat. Välja on toodud soojakute asukoht, ajutised sõiduteed, ladustamis- ja parkimisalad. Seletuskirjas on tehtud arvutused ajutise elektrivajaduse ja veevarustuse kohta. Töövõtumeetod näitab seoseid tellija ja peatöövõtja vahel. Hoone kandekonstruktsiooni montaaži ja katusetööde kohta on koostatud tehnoloogilised kaardid. Tehnoloogilised kaardid toetuvad vastava seletuskirja osale, kus on kirjeldatud vajalik ettevalmistus ja eeldus, ehitustööde käik, kvaliteedinõuded, kasutatud mehhanismid, tööbrigaadide koosseis ja teostamisele kulutatud aeg. Graafiline osa sisaldab kokku neli joonist formaadiga A1. Antud lõputöö koostamine andis autorile hea ettevalmistus tulevaste projektide korraldamiseks.

Abstract [en]

The Architectural design for the "Repair workshop building" has been prepared by Arest Projekteerimine OÜ whilst the constructive work project was prepared on the basis thereof, by TECA Projekt OÜ. The Author of the Graduation Thesis currently performs their day to day duties at the company RVT Ehitus OÜ. Therefore, the thesis topic has been selected from one of the aforementioned companies' ongoing projects, allowing the author access to all relevant information related to the project site and ease of access to the Project manager responsible for the project. The thesis has been structured based on the principles of the Tallinn University of Applied Sciences Guide – “Construction Organisation”. It aims to provide a concise overview of the Construction Organisation involved in the project, at the mentioned construction site. Briefly described are the construction conditions of the workshop building to be built on the plot, the source data, the basic parameters of the building and the architectural solution. A description of the construction work for phase one of the project, the budget, technological cards and the general plan of the construction site have been prepared. Within the architectural section, a building overview has been described. The general purpose of the building, outlined building construction solutions, main technical parameters, and architectural solution are also present. The economic section includes the prepared building budget, which is presented in the annexe to the graduation thesis. Costs of lifting mechanisms for assembly works are highlighted and a calculation of the construction organization has also been made. Once the total costs of construction works have been calculated, the achieved result has been compared with the tender budget of RVT Ehitus OÜ company. The statement of work shows the order of work activities and their interrelationships. Volumes and working time norms are taken from the economic segment and have been used to prepare the following section. The project will commence on 16.03.2020 and the expected end date is 17.08.2020. The duration of the work is set at 107 working days. The calendar schedule shows the maximum number of workers on the site, the start, duration and end of different jobs. The graph also displays the interrelationships of the works. The construction site master plan includes the general planning logic of the object. The location of offices, temporary driveways, storage and parking areas are marked. Contained within the explanatory note there are calculations of temporary electricity demand and water supply. The contracting method shows the relationship between the contracting authority and the main contractor. Technological cards have been prepared for the assembly and roofing of the building's load-bearing structure. The technological maps are based on the part of the respective explanatory memorandum, which describes the necessary preparation and assumption, the course of construction works, quality requirements, the mechanisms used, the composition of the work teams and the time spent on implementation. The graphic part contains a total of four drawings in A1 format. The experience of writing this graduating thesis gave the author good preparation for organizing future projects.
