Abstract

Käesoleva lõputöö eesmärgiks oli lahendada Põhja-Eesti Regionaalhaigla Mustamäe haigla C-korpuse teise etapi organiseerimine. Lõputöös on kajastatud hoone arhitektuurset lühikirjeldust ja konstruktsioone. Täpsemalt vaatles töö autor katuse ja fassaadi tööde tehnoloogiat. Lisaks on koostatud ka ehituse organiseerimise kulukuse kalkulatsioon, millest tulenevalt on organiseerimise kulud ca 432 419,67 eurot, mis on kogu eelarvest 2,05% Koostatud on teise etapi ehitusplatsi plaan, milles on näidatud tornkraana paiknemine ja tööraadius. Lisaks on plaanil kajastatud olmesoojakute ja töömaakontorite asukohad. Ehitusplatsi plaanil on kajastatud ka ehituse ajutine veevarustus; kuhu suunatakse reovesi ja ajutine liikluskorraldus platsil. Autor on koostanud ka koondkalendergraafiku, milles põhjal leidis, et ehitusplatsil töötab kõrgajal ca 176 meest ning kõigi tööde teostamiseks kulub orienteeruvalt 280 päeva. Ehitustööd algavad 02.06.2014.a. ja tööd lõppevad eeldatavalt 14.07.2015.a. Tulenevalt objekti kitsastest tingimustest ning rekonstrueeritava hoone omapärast on tõstetööde teostamiseks planeeritud kasutada tornkraanat, mille 70 meetrise noolega on tagatud kogu objekti sujuv teenindamine. Lõputöö andis uusi teadmisi seoses suuremahulise objektiga, kuna seni on töö autor lahendatud õppetöö eesmärgil väiksemaid hooneid. Oluline on töid planeerida võimalikult sujuvalt, et ükski alltöövõtja ega kaastöövõtja ei peaks vahepeal ilma tööfrondita olema.

Abstract [en]

The subject of this final paper is „Management of the 2nd Construction Stage of the North Estonia Medical Centre C Building“. This building locates in Tallinn, in the southern part of the area between Sõpruse pst, A. H. Tammsaare tee, Retke tee, Tervise str. and J. Sütiste str. The work is chosen from the Clik AS portfolio so the author had an opportunity to study the project documentation and other detailed information. The initial data is based on the general architectural project by Arhitektuuribüroo Pluss OÜ, the engineering projects of heating, ventilation, water supply and sanitary piping systems were drawn up by Inseneribüroo Aksiaal, and the general construction design was provided by EstKonsult OÜ. The purpose of the final paper was to solve the flow process chart of roofing and facade for the 2nd construction stage of the North Estonia Medical Centre C Building, the site layout plan and the calendar progress chart. In compilation of the calendar workflow chart and estimation of budget the work author used the standards EKE NORA [7] and prices offered by businesses operating in the Estonian market. The final work includes a short architectural memorandum concerning the building and structural elements. The author studied the construction technology of the roofing and the facade work in more details. In addition, the author enclosed a cost estimation of the construction management, according to which the construction management costs reach ca 432 419.67 euro, which makes 2.05% of the total budget. The site layout of the 2nd stage was compiled indicating the location and operating radius of tower crane. The places of utility enclosures and site offices are also shown. The site layout gives the details of temporary water supply, including places where sewage water is directed; in situ temporary traffic is solved. The author compiled a consolidated calendar workflow chart, according to which approx. 176 workers will be working in situ in high season and all works will be completed within approximately 280 working days. Building works start on 02.06.2014 and the estimated end of the works is 14.07.2015. Based on the narrow space conditions and a peculiarity of the building under reconstruction, the plan involves use of a tower crane with the 70-metre-long arm to ensure smooth operation within the whole object. The final paper provided new knowledge in relation to a larger-sized object since up to that moment the author only dealt with smaller-sized buildings in course of his studies. The author came to a conclusion that planning process is very important in order to ensure the continuous flow of work so that no contractor or sub-contractor stays without spread of work.
