Abstract

Lõputöö käsitleb Paeküla mõisa hoone rekonstrueerimist. Töö raames on kaardistatud hoone hetke seisukord, selgitatud välja kahjustused ning pakutud nende rekonstrueerimiseks lahendused. Lõputöö raames töötati välja uus arhitektuuriline lahendus, mis vastab tellija soovile rajada hoonesse puhkekodu. Uue plaanilise lahenduse kohaselt asuvad esimesel korrusel puhkekodu üldkasutatavad ruumid, söögisaal, personali ruumid ja kuus külaliste tuba. Teisel korrusel asuvad viis tuba, millelt avaneb terrass hoone katusele. Lisaks on esitatud hoone konstruktsioonis esinevatele kahjustustele võimalikud lahendused. Uute jooniste koostamisel lähtuti olemasolevatest joonistest, mida täpsustati objektil teostatud mõõdistustega. Objekti olukorda hinnati visuaalse vaatluse käigus, konstruktsioone avamata. Hoone esimese korruse vahelaele on pakutud uus konstruktiivne lahendus. Programmi „Autodesk Robot Structural Analysis“ abil on arvutatud vahelaes tekkivad sisejõud. Lõputöö käigus on dimensioneeritud vahelae peamine armatuur mõlemas suunas. Rekonstrueeritud hoone lahendusele teostati energiatõhususe arvutused. Selgitati välja soojuskaod ning leiti, et hoone kütteenergia vajaduse väärtus on 71 513 kWh/a ja kütteenergia erivajaduse väärtus on 119,9 KWh/m2a. Uueks küttesüsteemi lahenduseks pakutakse välja lokaalkatlamaja pelletkatlaga. Ventilatsioonisüsteemiks nähakse ette mehaaniline soojustagastusega ventilatsioon. Kirjeldatud on teostatavaid töid ning nende järjekorda, koostatud on hinnanguline kalendergraafik. Planeeritavate tööde põhjal on hinnatud hoone rekonstrueerimise maksumust, mille tulemusel on tööde kogumaksumuseks hinnatud 253 500€ ning ruutmeetri maksumuseks 350€.

Abstract [en]

The topic of the thesis is the reconstruction of Paekülas manors main building. During the research the current state of the building and damages have been mapped and proposed solutions for their reconstruction have been introduced. According to the new floor plan public and staff area, dining room and six guestrooms are located on the first floor of the holiday home. Five rooms with a terrace, overlooking the manors main building’s roof, are located on the second floor. In addition, possible solutions for the damaged areas have been proposed. New drawings were based on the existing ones, which were refined by the measurements carried out on the building. The condition of the building was assessed by visual inspection without opening the constructions. A constructive solution has been proposed for the buildings first floors ceiling. The internal forces generated in the ceiling have been calculated by „The Autodesk Robot Structural Analysis” program. In the thesis, the main reinforcement of the ceiling is dimensioned in both directions. Energy efficiency calculations were performed for the reconstructed building solution. The heat losses were determined, and the value of the building's heat demand was 71 513 kWh/year and the value of the specific heat demand was 119.9 KWh/m2year. A new heating solution had been recommended as a local boiler house with a pellet-based heating system. The ventilation system should be mechanical ventilation system with heat recovery. Thesis includes planned works and their sequence; an estimated calendar graph has been introduced. The cost of the reconstruction of the building has been estimated based on the planned works, resulting in a total cost of € 253,500 and € 350 per square meter.
