Abstract

Tallinn on kiiresti kasvav metropol, mis on pidevas arengus ja vaatab tuleviku poole. Hea väärtusega piirkonnad tuleb välja arendada ning luua head tingimused linnas elamiseks, töötamiseks ja vabaaja veetmiseks. Leidnud maa-ala, mis vajab uut eesmärki ja loomingulist lähenemist, andis mulle võimaluse planeerida Tallinnale uus modernse lahendustega linnakvartal. Lõputöö põhiline idee on keerulisemale pinnamoele ärikvartali rajamine ning samal ajal rohelise mõtteviisi jälgimine, millega luua üleminek hoonestuselt loodusele, tekitades sellega keskkondi, mis jagunevad erinevate funksioonidega tsoonideks ja on heale planeeringule omaselt vahelduvad. Planeeringu eesmärk on moodustada terviklik lahendus, mis tõstaks piirkonna väärtust ja tekitaks uue linnaruumi. Antud lõputöö pakub välja lahenduse luua Tallinna Kesklinnas Lasnamäe piiril Lubja kvartal, mis muudaks piirkonna ärikeskuseks. Planeeritav ala jaguneks hoonestuseks, madalhaljastusega vaba aja veetmise alaks ja pargi piirkonnaks. Hoonetes asuvad põhiliselt büroopinnad, milles on veel lisatud elamispinnad, avalikud teenused ja muud äripinnad. Hoonete vahel asuvad madalhaljastusega alad, mis siirduvad üle pargiks. Põhihoonete katustele tekivad avalikud tsoonid, mis pikendavad pankranniku peal olevat linnaruumi. Lahendus laiendab vaadet Tallinna vanalinnale ja lahele, mis omakorda lisab väärtust kogu piirkonnale. Lubja Kvartali lahendusega luuakse uus linnaruum, mis on mõeldud inimestele ja nende vajadustele. Selle tulemusena tekib hea keskkond töötamiseks, elamiseks ja vaba aja veetmiseks.

Abstract [en]

Tallinn is a fast growing metropolis that is constantly evolving and looking on to the future. Excellent locations need to be developed for good living, working and leisure quality in the city. Found an area in Tallinn what needed a new purpose and a creative approach, that gave me the opportunity to plan a new urban quarter with modern solutions. The main idea of the final thesis is the planning a new business quarter on a more complex surface, and at the same time following the green way of thinking and creating a transition from office buildings to nature area. This creates environment that is divided into the zones with different functions and what is a good characteristic for a good planning project. The purpose of the project is to create a comprehensive solution that would increase the value of the region and create a new urban space. This final thesis offers a solution to create the Lubja Quarter in a Tallinn’s Kesklinn district on a border of a Lasnamägi district. This would turn the region into a business center. The planned area would be divided into buildings, public area and a park area. Buildings are mainly equipped with office space, which includes living space, public services and other commercial properties. There are public recreational areas in the inter-building areas that move over to the park area. Public areas are created on the roofs of the main buildings, wich are extending the public space on the high ground. The solution expands the view of Tallinn's Old Town and Bay, which in turn adds value to the entire region. The Lubja Quarter solution creates a new urban space, designed for people and their needs. This results in a good environment for work, living and leisure.
