Abstract

Lõputöö eesmärgiks oli lahendada Paldiski maantee 82F korterelamute ehituse organiseerimine. Ehitatavaid korterelamuid on kolm, millest üks on 6-korruseline ja teised kaks 5-korruselised. Lõputöös kirjeldab autor majade arhitektuurset ja konstruktiivset lahendust. Lahenduste kirjeldamisel on lähtutud Arhitektibüroo Enn Rajasaar OÜ arhitektuursest põhiprojektist. Lisaks on välja toodud korterelamute kohta detailne eelarve ja mahutabel. Kolme maja kogumaksumuseks on 7 273 791 eurot, millele lisandub käibemaks. Ehituse juhtimis- ja organiseerimiskulud moodustavad sellest 8,9% ehk 645 343 eurot, millele lisandub käibemaks. Töö käigus koostati ehitusobjekti üldplaan, millel on näidatud ehitatavad hooned, soojakute asukohad, materjalide ladustamisplatsid, liikumise suunad, ajutised teed, roomikkraana tõstetsoon, sissepääsud ning erinevate trasside liitumispunktid ja paikemised. Lisaks on autor välja toonud põhjenduse kraana valiku osas. Ehitustööde kestvus on vastavalt kalendergraafikule 388 tööpäeva ehk 481 kalendripäeva. Tööd algavad 31. augustil 2018. aastal ja lõpevad 25. detsembril 2019. aastal. Täpsemalt on autor kirjeldanud tehnoloogiakaartidega tüüpkorruse siseviimistlustööde tegemist ning puitfassaadi ribistiku paigaldamist. Tehnoloogiakaartides on välja toodud töövahendid, kvaliteedinõuded, töövõtted, tööjõuvajadused, kalendergraafikud ja tööde teostamise skeemid.

Abstract [en]

The aim of the thesis was to solve the organization of construction of apartment buildings at 82F, Paldiski road. There are three apartment buildings under construction, one of which is a 6-storey building and the other two are 5-storey ones. In the thesis the author describes the architectural and constructive solution of the houses. The architectural basic project of Enn Rajasaar OÜ has been used to describe the solutions. In addition, a detailed budget and volume table for the apartment buildings has been presented. The total cost of the three houses is EUR 7,273,791 plus VAT. Construction management and organization costs account for 8.9% of the total cost, equalling EUR 645 343, to which VAT shall be added. In the course of the thesis, a master plan of the construction object was prepared, showing the buildings to be constructed, the locations of heated shelters, the storage sites for the materials, the directions of movement, the temporary roads, the crawler crane lifting zone, the entrances and the joints and locations of the various routes. In addition, the author has explained the reason for the choice of the crane. The duration of the construction works is 388 working days or 481 calendar days according to the calendar schedule. The work will commence on August 31st, 2018 and will finish on December 25th, 2019. The author has described more specifically the interior finishing works of a typical floor using the technology cards, and the installation of the wooden strips on the facade. Technology cards include work tools, quality requirements, work methods, labour needs, calendar schedules and work execution schemes.
