Abstract

Käesoleva lõputööga lahendati Merekalju tänav 1//2//3//4//5//6//7//8 esimese etapi korterelamute ehitustööde organiseerimine. Ehitustööde alguseks on planeeritud 02.01.2019, kui alustatakse ettevalmistustöödega. Korterelamud valmivad saab tellijale üle anda 01.02.2020, ehk ehitustööde pikkuseks on üks aasta ja üks kuu. Täpsemalt kirjeldati esimeses tehnoloogiakaardis hoone 0-tsükli ehitustööde teostamist kuni vundamendi valmimiseni lisaks toodi välja vaja minevad ehitusmasinad, nende liikumine platsil ja tööde ajalised kestvused ning mahud. Vundamendi rajamise kirjeldamist alustati killustikaluste planeerimisest. Vundamendi betoneerimistöödel toodi välja vajalik sarrus, betoon ja raketis. Teises tehnoloogiakaardis kirjeldati esimese korruse monoliitsest raudbetoonist seinte ja vahelagede ehitust. Tehnoloogiakaardil on näidatud antud tööde rakestamist nii vahelael kui seintel. Lisaks on näidatud rakestamise lõiked ja avamoodustajate ehitamine. Kalendergraafik koostati Mitt&Perlebach OÜ poolt välja kujunenud ajanormide alusel, mis koostati programmis MS Project. Merekalju korterelamute esimese etapi ehituse maksumuseks ilma käibemaksuta kujunes 5 082 967 €. Suurima maksumusega on kandetarindid, makstes 1 383 062 €, mis moodustab 27% kogu maksumusest. Ehituse organiseerimise kulud on 285 495 € ja moodustavad 6% kogu maksumusest.

Abstract [en]

With this thesis the construction of the first phase apartment buildings on Merekalju street 1//2//3//4//5//6//7//8 was organized. The start of construction works is scheduled on 02.01.2019, when preparatory works are going to start. Apartment buildings will be ready for clients to accept on 01.02.2020, so the duration time of construction works is one year and one month. The first technology map describes the construction of the building in details, starting from 0-cycle construction and until the foundation is completed. Ground works with necessary construction machinery, their movements on the ground, as well as duration and volumes of the works. Description of the foundation construction has started from the planning of the crushed stone base. Construction of concrete foundation includes corresponding concrete, lining and reinforcement works. The second technology map describes the construction of first floor monolithic reinforced concrete walls and ceilings. The technological map shows the place of these works on both the ceiling and the walls. In addition, assembly works, and construction of open frames are shown. The schedule was compiled based on established by Mitt&Perlebach OÜ time limits, that were done on MS Project program. The cost of the construction of the first phase of Merekalju apartment buildings without VAT is 5 082 967 €. The bearing structures have the highest cost of 1 383 062 €, which is 27% of the total cost. The cost of constructions works is 285 495 € and it is 6% of the total cost.
