Abstract

Tulenevalt ettevõtte sisestest BIMi kasutamise vajadustest ning eesmärkidest on BIMi mõistet määratletud mitmeti erinevalt. Sageli puudub selgus ja ühine arusaamine sellest, kus kohast alustada, mida teha ja mis erinevus on BIMi rakendaval projektil ja traditsioonilisel projektil. Ühtse rahvusvahelise standardi puudumine ning määratlus tegevuste kohta, mida tuleks projekti raames hankida ning ellu viia, tekitab avaliku sektori hankijate ja erasektori tarnijate seas segadust ja erimeelsusi, mis omakorda takistab edukat BIMi rakendamist. BIMi rakendamise näiteid ning kogemusi on paljudel ettevõtetel mitmeid ning kogemuste varamu täieneb iga aastaga. Peab mõistma, et hea BIM projekti edukaks rakendamiseks peab olema eelnevalt põhjalikult läbimõeldud ja ettevalmistatud BIM rakenduskava. Hetkel pole rakenduskava kasutamine ning infosisu riiklikult reguleeritud, mis annab võimaluse igale ettevõttele kehtestada ettevõtesisesed nõuded ning kasutusalad. Mudelite kasutamise otsustab töövõtja oma äranägemise järgi, mistõttu puudub omanikujärelevalvel võimalus kaasa rääkida rakenduskava koostamisel ning selle rakendamisel. Lõputöö koostamisel on läbi töötatud mitmed ehituse peatöövõttu tegevate ettevõtete BIM rakenduskavad. Ettevõtete AS Merko Ehitus, Nordecon AS ning Ehitusfirma Rand ja Tuulberg AS rakenduskava näidete ning Riigi Kinnisvara AS poolt pakutavate juhiste põhjal on lõputöö ühe osana valminud ettevõttepõhine BIM rakenduskava. Rakenduskava on koostatud koostöös ettevõttega Conviso OÜ, kelle põhitöö valdkonnaks on omanikujärelevalve. Rakenduskava on üles ehitatud omanikujärelevalve tegevusi ning vajadusi arvestades.

Abstract [en]

This thesis examines the possibilities of using BIM in owner supervision activities. Currently, supervision is mostly paper-based, meaning the person exercising owner supervision walks around the construction site with a roll of paper in hand. This leads to a situation where the detection of errors and the subsequent operations are complex and time-consuming. As the projects are digitized, all owner supervision could also be done digitally. Thanks to new technological solutions, the parties would become aware of problems more quickly. Using the benefits of the digitalisation of construction, the person exercising owner supervision would walk on the construction site with a tablet instead of a roll of paper. When noticing an error or deviation in the project, the supervisor would take a photo of the problem and would post it in the project bank where it could be seen by all parties and it would be known who is responsible for the error and needs to correct it. More active construction companies have realised that the current situation is very favourable for the development and implementation of digital construction products. The use of old management and construction technologies in the construction sector can no longer increase added value. The solution is to completely switch over to digital construction products, including in owner supervision. Several BIM execution plans of general contracting companies in the construction sector have been analysed in the writing of the thesis. Based on the examples of the execution plans of companies like AS Merko Ehitus, Nordecon AS and Ehitusfirma Rand ja Tuulberg AS and the instructions provided by Riigi Kinnisvara AS, a company-based BIM execution plan has been compiled as part of the thesis. The execution plan has been prepared in cooperation with Conviso OÜ, whose main area of work is owner supervision. The execution plam has been built around the activities and needs of owner supervision.
