Abstract

Käesoleva lõputöö eesmärgiks oli lahendada R.Tobiase tänav korterelamu 7 ehitustööde organiseerimise projekt. Ehitustööde ajamahukuse määramiseks kasutati Ratu- tehnoloogia kaartidelt saadud väärtusi, mida korrigeeriti vastavalt tegelikule arvestatud ajakulule tuginedes kogemustele ja nõuannetele. Ehitutööde eeldatavaks kestvuseks koondkalendergraafiku järgi on 204 päeva. Vastavalt tööde mahule on ühel päeval maksimaalsete tööliste arv 21. Maksimaalse võimaliku tarbimise järgi on arvutatud peakilbi võimsus. Korterelamu kohta koostatud eelarve põhjal on autor saanud ehitustööde kogu maksumuseks 2´486´800 € + KM ja projekti reserv fond. Ehitusorganiseerimise maksumuseks on 178´823 € + KM ehk 8 % eelarvelisest kogu maksumusest. Hoone krundi kasutamise kohta on koostatud ehitusplatsi üldplaan, kust saab infot materjalide platsi asukoha kohta, soojaku linnaku asukoha kohta, ohutsoonide kohta ja elektri väljundite kohta. Organiseerimis projekti eesmärk on ehitatav hoone võimalikult kvaliteetselt ja lühikese ajaga valmis ehitada. Käesolevas projektis on käsitletud kahte ehitustööde tehnoloogiakaarti, millest üks käsitleb kuuenda korruse kandetarindi püstitamist ning teine tehnoloogiakaart käsitleb katusekatte ehitust pööratud-katuse näol. Kuuenda korruse kandetarindi paigaldamiseks ja ehitamiseks kulub 10 tööpäeva. Teine tehnoloogiakaart on koostatud katusekatte ehitamisest ja paigaldamisest. Katusekatte tehnoloogia kaardil on töö jagatud etappideks, mis tagab ehitustööde kvaliteedi ja aja maksimaalse kasutamise. Konstruktsiooni ehitamise on tuginetud seletuskirjale, mida toetab tehnoloogiakaart.

Abstract [en]

The topic of this final thesis is the organization of construction works of the residental building at R.Tobiase 7. The objective of this thesis was to prepare a construction organization instructions, general plan of the construction site, consolidated calender schedule, construction project costs and two technology cards. For better performance of works the author was able to use a main building project of DMT Insenerid OÜ, engineering-geological researches by IPT projektijuhtimine OÜ and explanatory reports on the main project of special parts. Preparation of the building´s budget was facilitated by the voume of works table prepared by the author. In addition, the budget preparation included the regulatory base of RATU, the values of which were adjusted according to the consultant´s recommendations. The final thesis is constructed so it starts with the description of the existing situation. The author reflects the architectural and constructive solutions of the building and describes the technical systems. Thesis determines the machines required for lifting works and their necessity. The occupational safety requirements on the construction site have been described in more detail. Based on the calculations and the past experiances, the cost of the building to be constructed was 2´260´727 € + VAT. Estimated profit is 10% i.e. which is 226´073 € and the reserv capital for the residental building is 5% which makes 113´036 €. The organizational cost for the building is 196´705 € + VAT. The total cost of the residental building is 2´486´800 € + VAT, not including the reserv capital. The precentage values of other parts are detailed in the contents of the thesis. According to the consolidated calender schedule the time required for construction works is 204 working days and during that period there are maximum 20 labourers on the site. Calculated power requirements for the main circuit breaker is 80A. 73 The general plan of the construction site prepared for this thesis describes the general use of the construction site and it´s size. The general layout of the site, temporary roads, danger zones, location of the first aid equipment and the position of the boundary fence are shown in more detail. The final thesis required preparing a technology card for the assembly of prefabricated reinforced concrete wall elements, system of composite beams and construction works of the monolithic concrete slab which are described in detail. The second technology card includes roof covering with vapor barrier, insulation and hydro isolation and also assebly of the roof profile sheet and construction of the roof wood frame. Explanatory reports have been prepared on both topics supported by drawings, work zones and time schedules. According to the time schedule the performance of the sixth floor carrier structure works takes 17 work days and requires up to 4-8 labourers. The works of roof covering takes 24 days and requires 4 labourers. Details about the quality and occupational safety requirements are provided in the descrition of works.
