Abstract

Lõputöö käsitleb Viimsi mõisa moonakatemaja, aadressil Aiandi tee 13, Viimsi. Lõputöös pakkutakse välja rekonstrueerimise lahendused arvestades muinsuskaitse eritingimusi ning tellija soove. Töö käigus hinnatakse konstruktsioonide hetke olukorda, leitakse probleemide allikad ning pakutakse välja rekonstrueerimise lahendused. Tulenevalt hoone seisukorrast on renoveerimine või rekonstrueerimine hädavajalik hoone edasiseks kasutuskõlblikuna püsimiseks. Pakkutava rekonstrueerimise tulemuseks on kaasajastatud ning audentse välimusega hoone. Rekonstrueerimistööde käigus vahetatakse hoone katusetarind, soojustatakse hoone välisseinad ning põrandad. Lisaks kindlustakse vundament ning taastatakse hoone välisfassaad, karniisid ning maakivi sillusriba. Akende seesmised raamid asendatakse energiatõhusamate klaaspakettidega. Erinevatel aegadel paigaldatud erivälimusega välis- ja siseuksed asendatakse analoogidega võttes aluseks Viimsi mõisa teine moonakatemajaga. Lõputöös leiti pakutava rekonstrueeritud katuse konstruktsioonile mõjuvad koormused ning koostati projekteerimistarkvaraga Autodesk Robot Structural Analysis arvutusmudelid. Arvutusmudelite põhjal arvutati kandekonstruktsioonis kasutatavate sarikate materjali tugevusklass ja ristlõige. Lisaks antakse lõputöös ülevaade rekonstrueerimistöödest ning nende soovituslikust järiekorrast ja tehnoloogiadest. Lähtuvalt pakutavast rekonstrueerimis lahendusest lahendatakse lõputöö raames lihtsustatud meetodil hoone energitõhusus arvutused vastavalt Majandus- ja taristuministri määrustele, mille tulemuseks on hoone hinnanguline ETA 151,3 ning hoone kuulub energiamärgise klassi C. Töö aluseks on hoone omanikult saadud joonised ja FIE Katrin Uibo poolt väljastatud muinsuskaitse eritingimused.

Abstract [en]

The final paper handles the labourers’ house of Viimsi Manor, located at Aiandi Road 13, Viimsi. The final paper provides reconstruction solutions by taking into account the special conditions established due to national heritage and the contracting entity’s wishes. Within the assignment the current condition of the structures is assessed, sources of problems are established and solutions for reconstruction are provided. Based on the current condition of the building renovation or reconstruction of the building is essential in order to maintain its use. The result of the provided reconstruction is a modernized and authentic-looking building. During the reconstruction work the infrastructure of the roof is replaced, the exterior walls are and floors are insulated. In addition the foundation is fortified and the front façade, the cornices and the ground stone pavement are restored. The interior frames of the windows are replaced by more energy-efficient glass packages. Exterior and interior doors with different appearance installed during different periods of time are replaced by analogical doors pursuant to the samples in the other labourers’ house of Viimsi Manor. In the final paper the loads affecting the construction of the reconstructed roof are calculated and calculation models are compiled by design software Autodesk Robot Structural Analysis. Based on the calculation models the strength class of the material of the rafters used in the bearing construction and its cross section are calculated. In addition the final paper gives an overview of the reconstruction work and the recommended sequence of work and technologies used. Pursuant to the provided reconstruction solution the energy efficiency calculations of the building are prepared according to a simplified method within the final paper according to the resolution of the Ministry of Economic Affairs and Infrastructure, which result is the estimated ETA 151,3 kWh/m2a and the building belongs to the energy class C. The work is based on drafts obtained from the owner of the building and the special conditions of national heritage issued by self-employed Katrin Uibo.
