Abstract

Käesoleva lõputööga „Ehitusinfo mudelite kasutamine ehituse ettevalmistusel“ käsitleti eelarvestamisel kasutatavate mudelprojektidega seonduvaid võimalusi ja puudusi. Analüüsiti mudelprojektide andmesisu ning modelleerimise täpsust, mis mõjutavad ehituse eelarve koostamise protsessis ehitise visualiseerimist ning ehitismahtude arvutamist. Teemakäsitlus sisaldas pakkumisfaasis olevate mudelprojektide probleemide analüüsi vastavate andmesisu nõuete vastu. Analüüsides lähtuti vastavalt Riigi Kinnisvara AS ning Merko Ehitus Eesti AS lähteülesannete dokumentidest. Uuringus kajastati nõutud tööriista järgi modelleerimist, infosisaldust ning üldehituslikku ehitatavust. Lisaks analüüsile pakuti ka välja ka lahendusi ning modelleeriti näidismudel, mis on hea pakkumisfaasi mudel. Töö raames viidi läbi küsitlus Eesti suuremate peatöövõtule suunatud ehitusettevõtete eelarvestamise osakondade seas, et selgitada välja mudelprojekteerimise kasutamise aktiivsus eelarvestajate hulgas. Küsitluse tulemusena selgus, et mudelprojekte kasutatakse ehitise visualiseerimiseks ning ehitusmahtude arvutamiseks, kuid usalduse tase mudelprojektide vastu on pigem madal, seega eelistatakse kahemõõtmelistelt joonistelt mõõtmist kolmemõõtmistele projektidele. Töös kajastati ka kahe välisriigi BIMi nõudeid. Töös käsitleti 5D BIMi läbi eelarvestamise protsessi. Korterelamule koostati graafik tarkvaraga Navisworks Simulate, mille eesmärk oli analüüsida selle kasutegurit ehituse ettevalmistuse faasis. Graafiku koostamise käigus kirjeldati töömeetodit, mis võiks anda ainet ettevõttesisese 5D graafiku juhendmaterjali koostamiseks. Samuti on graafikult võimalik jälgida ja planeerida rahavoogu. Graafiku koostamise aluseks kasutati arhitektuurset, konstruktiivset, kütte, ventilatsiooni, veevarustuse, kanalisatsiooni ning elektri osamudeleid, mis ühendati koondmudelis. Mudelprojektide analüüsi tulemusena selgus, et üks suurimaid puudusi on vale tööriista kasutamine modelleerimisel. See tekitab segadusi automaatsetel kategoriseerimistel ning ehitismahtude arvutamisel. Samuti on probleemne koht modelleerimise tarkvarast IFC formaati eksportimine, mille tagajärjel esineb nii info puudust, üleküllust kui ka elementide kadumist mudelist. Autori töö analüüside ning järelduste põhjal koostatakse olemasolevale ettevõtte lähteülesandele lisa juhendmaterjal nõuetekohase IFC faili eksportimiseks, et eelarvestamises kasutatav mudel sisaldaks vajalikku informatsiooni.

The Usage of Building Information Models in the Preparation of Construction This thesis focuses on the application of model projects in budgeting. The application of BIM in Estonia is nothing new, it has been used from designing up to the actual construction on site; however, the implementation of the method in full scope is still in the initial stage. The aim of the final paper is to identify and bring out the disadvantages of model projects in the tendering phase, which may be confronted during budgeting. Within the framework of the paper a questionnaire is carried out in the budgeting departments of construction companies operating as main contractors to find out how actively model projects are used by the budgeting personnel. The questionnaire studies different aspects – the experience of budgeting personnel in the calculation of construction capacities from the model designs, how much models are trusted according to the preciseness of models and which kind of software is used. One part of the paper handles 5D BIM via the budgeting process. A 5D graphic is prepared for an apartment block with the software Navisworks Simulate and its efficiency factor is analysed. The paper focuses on the preparatory phase of the construction with the main focus on budgeting and capacity calculations. The work procedure described may serve as an example for the preparation of guidelines for using 5D BIM in the enterprise. The main architectural and constructive draft used by ACTO Consult OÜ is taken as the main model, the heating, ventilation and water supply and model of the sewage system is provided by Invento OÜ and model of power supply by ACDC OÜ. The topic of the final paper was chosen due to the practical experience to handle problematic situations in the preparation of building budget based on model projects. As most projects are prepared in models, it is important to analyse the information content of the model projects and the geometrical precision of modelling so that the calculated capacity is correct. It is also important to export information from modelling software so that the information distribution format includes all important facts and is free of non-essential information. The analysis of model projects showed that one of the biggest disadvantages was the use of a wrong tool for modelling. It caused confusion upon automated categorisation and the calculation of construction capacities. A problem area is also caused due to the exporting from modelling software into IFC format, due to which missing or excess information may occur, including the disappearance of elements from the model. Based on the author’s analysis of work and deductions supplementary guidelines for the corresponding export of IFC files are prepared for the existing internal initial task used in the enterprise so that the model used in modelling includes the necessary information.
