Abstract

Käesoleva lõputööga sai lahendatud Kopli tee 5A aadressile ehitatava korterelamu ehitustööde organiseerimise projekt. Lõputöö autor leidis ehitustööde ajalise kulu ja ressursi vajaduse. Ehituse ettevalmistavate töödega alustati 2018. aasta veebruaris ning üleandmine tellijale on planeeritud 2018. aasta novembri kuu keskel. Täpsemalt kirjeldati tehnoloogilistel kaartidel vahelae õõnespaneelide montaažitöid koos tööohutuse, kasutatavate masinate ja töövahenditega. Õõnespaneelidele tehtavaid betooni tasandusvalusid ning nendesse jäävate kommunikatsioonide paigaldust. Vahelae paneelide tehnoloogilisel kaardil leiti iga tööetapi ajaline kulu. Tehnoloogilise kaardi tekstiosas kirjeldati igat tööetappi täpsemalt ning ka nendega seonduvaid tööohutuse ja kvaliteedi nõudeid ja töövahendeid antud tööde teostamiseks. Katusetööde tehnoloogilisel kaardil on näidatud tööde teostamise haardealad, ressursi ja tööde ajaline kulu ning tähtsamad sõlmed: katuslae, parapeti, tuulutuskanalite ja katusekupli lõiked. Teksti osas kirjeldati erinevaid tööetappe, materjale, töövahendeid ja kvaliteedi ja ohutuse nõudeid katusetöödel. Lõputöö eelarvestamise osas leiti ehitusettevõtte Mitt&Perlebach OÜ ja RATU kaartide abil ehitustööde maksumus, milleks on 1 466 394 eurot + KM 20%. Sellest ehitusplatsi korralduskulud moodustavad 27 046 + KM 20%, mis moodustab 1,9% kogu ehitustööde maksumusest. Ehitusplatsi üldkulud on 64 224 + KM 20%, mis moodustab 4,5% ehitustööde maksumusest. Antud lõputöös käsitletava hoone ehitustöid teostati samaaegselt lõputöö kirjutamisega, mis andis autorile hea ülevaate käesoleva projekti kitsaskohtadest ja puudujääkidest, mistõttu on hea võimalus antud tööd kasutada järgnevate probleemide ennetamiseks ja paremaks teostamiseks.

Abstract [en]

This thesis solved the project of the organisation of the construction works of an apartment building to be built at Kopli tee 5A. The author of the thesis determined the duration of the construction works and the need for resources. The preparatory works of the construction began in February of 2018 and delivery to the contracting entity is planned to be made in the middle of November of 2018. In particular, the technological charts described the assembly works of hollow-core slabs of the floor together with occupational safety, used machines and work equipment, concrete screeds performed for hollow-core slabs and the installation of the communications therein. The duration of each work stage was determined in the technological chart of the floor panels. The text of the technological chart described each work stage in detail and also the related requirements of occupational safety and quality as well as work equipment for the performance of the given works. The technological chart of the roof works shows the areas of performance of works, resources, duration of works and the more important joints: the sections of combined roof, parapet, aeration channels and roof domes. The text section described various work stages, materials, work equipment as well as quality and safety requirements of roof works. In the budget calculation section of the thesis, the cost of construction works, which is EUR 1,466,394 + value added tax of 20%, was determined based on the charts of construction company Mitt&Perlebach OÜ and RATU. The cost of construction works includes organisational costs of the construction site – EUR 27,046 + value added tax 20% which is 1.9% of the total cost of the construction works. The general costs of the construction site are EUR 64,224 + value added tax 20% which is 4.5% of the cost of the construction works. 62 The construction works discussed in this thesis were performed at the same time the thesis was written which gave the author a good overview of the bottlenecks and shortcomings of the project, thus, it is a good opportunity to use the given thesis for the prevention of subsequent problems and for better performance.
