Abstract

Lõputöö eesmärgiks on Raua 22 asuva kortermaja (edaspidi peamaja) ehituse organiseerimine. Projekt näeb ette olemas oleva hoone lammutamist – säilivad vundament, trepikoda ja tulemüür, ülejäänud hoone taastatakse esialgsel kujul uuendatud materjalidega. Samal krundil on ka teine hoone Raua 22/2, mis ei ole ehitustehniliselt nii keerukas ja teostatakse peamaja ehitusega samaaegselt, mille kohta kajastub infot lõputöö lähteandmetes. Lõputöös käsitletud peamajas asetseb maasisene osa keldrikorrusega ja kolm maapealset korrust. Ehitusplatsi üldplaanil lahendati kõik ehitusplatsi korraldusega kaasnev. Tehti kõik vajalikud arvutused ehitustöödeks kuluva energia kohta (vesi ja elekter) ning kavandati rasketehnika liikumisteed ja töötsoonid. Maksumuse osas koostati detailne eelarve ning leiti ehituse organiseerimise kulud. Vormina kasutati EVS 885:2005 tabelit, kus ehitustööde hinnad ja ajanormid lisati EKE NORA andmebaasist. Organiseerimiskulude puhul on arvestatud hetkelisi turuhindu vastavalt rendifirmade hinnakirjadele. Rekonstrueeritava peamaja ehituse hinnaks arvutati 528706 € ja organiseerimiskuludeks 56707 €, mis moodustavad kogu maksumusest 10,7%. Vastavalt ajanormidele ja töömahule koostati kalendergraafik peamaja ehituseks. Ehitustööd algavad 04. juunil 2018 ja lõppevad 12. detsembril, mis teeb ehitustööde kestvuseks 138 tööpäeva. Maksimaalne tööliste vajadus objektil on 28 inimest. Ehitustehniliselt on lahendatud keerukamad tööprotsessid tehnoloogiakaartidega, kus kajastuvad katuse -, müüri - ja fassaaditööd. Lõputöös käsitletud materjal on kasuks ehitus organiseerimise alal, mis annab selge ülevaate ja põhipunktid, mida tuleks järgida objektil.

Abstract [en]

Reconstruction Organization of the Apartment Building The aim of this thesis is to organize the reconstruction of the apartment building at Raua 22 (hereinafter the main building). The project involves the demolition of the existing building; the foundation, staircase and firewall will be maintained, but the rest of the building will be restored in its original form with updated materials. On the same plot, there is a second building, Raua 22/2, which is not complex in terms of construction technology, and works there will be performed at the same time, which is also reflected in the initial data of this thesis. In the main building researched in the thesis, there is an underground part with a basement floor, and three floors on the ground. On the overall plan of the construction site, everything connected with the organization of the site was resolved. All necessary calculations were made as regards the energy consumed for the construction (water and electricity), as well as traffic routes and working areas for the heavy equipment were identified. As regards the costs, a detailed budget was drawn up and the organizational expenses for the construction were calculated. The format of the construction cost classification standard EVS 885:2005 table was used, in which construction work prices and time rates were added from EKE NORA database. As for the organizational expenses, the current market prices were considered according to the price lists of rental companies. The cost of the reconstruction of the main building will be EUR 528706 and organizational costs will form EUR 56707, that is 10,7% of the total cost. In view of the time rates and work volume, a task schedule was prepared for the reconstruction of the main building. Construction works will begin on June 4 2018 and will end on December 12, which makes 138 workdays. The maximum number of workers on the site will be 28 people. More complicated work processes are resolved by technological maps, which cover the roof, wall and facade works. This thesis is the basis for the main principles for the reconstruction organization, providing a clear overview and key points that should be followed on the construction site.
