Abstract

Lõputöö eesmärgiks oli lahendada Kiikri 2 tänaval asuva kolme etapilise hoone teise etapi 0 tsükli tööd ja lisaks -1. korruse monoliitbetoonist osade ehitus. Hoone projekt on koostatud Pikoprojekt OÜ poolt ja arhitektuurse osa lahendas Arhitekt 11 OÜ. Lõputöös on antud ülevaade geoloogilisest uuringust, millest selgus, et pinnaseveetase on väga kõrgel ja sellele peab tööde teostamisel suurt tähelepanu pöörama. Ülevaade anti ka hoone arhitektuurse osa kohta, kuna hoone asub väga hinnatud asukohas, siis on ka välisilme kujundamisel kasutatud kalleid materjale, nagu graniit ja termotöödeldud puit. Tehnoloogiakaardid koostati 0 tsükli tööde ja -1. korruse monoliitbetoontööde kohta. Kaartide koostamisega pidi töö lahendaja üksikasjalikult läbi mõtlema kõik töö etapid, mõtlema millist tehnikat on tööde teostamiseks vaja ja kuidas tehnika objektil liigub ning lõpuks koostama detailse kalendergraafiku tööde teostamiseks. Viimseks lõputöö koostamise osaks oli koostada kalendergraafik kogu hoone ehitusaja kohta ja panna kokku detailne eelarve kasutades EVS 885:2005 ehituskulude liigitamist. Lõputöö koostamine antud objekti kohta andis autorile hea võimaluse enda teadmised ja kogemused proovile panna. Töö kirjutamine andis autorile suure kogemuse ehitustööde planeerimise ja organiseerimise kohta.

Abstract [en]

The aim of this thesis is to plan the construction works of the second stage of Kiikri Residences in Kadriorg. The construction works are carried out in three stages. All stages are connected by a common underground garage. The building has been designed by Pikoprojekt OÜ and the architectural part is planned by Arhitekt11 OÜ. This thesis gives an overview of the geological survey, which revealed that the level of surface water is very high and should be given great attention in the implementation of the work. An overview was also given about the architectural planning of the building, as the building is located in a highly renowned area. Therefore, expensive materials like granite and thermally modified wood were used to create the exterior appearance. The aim of this thesis was to draw up two technology charts. The first chart shows earthworks, pile foundation works, gravel base construction works and also the slab foundation works. The second chart shows the building solution for the monolithic concrete walls, stakes and poles located in the basement together with the intermediate ceiling concrete works. The charts provide a detailed overview of the work schedule. While putting together the charts, the author of this thesis had to thoroughly reflect on all stages of the work, think about what kind of technique is needed for the work, and how the technology moves in the construction site, and based on that draw up a precise timetable for carrying out the works. An important part of the thesis was the establishment of a calendar graph and a detailed budget using the classification of construction costs in EVS 885:2005. The total cost of construction was 4,616,355 Euros, of which almost 10% were the costs related to the organization of construction. This thesis gave to the author a good opportunity to test his knowledge and experience. During the writing phase, the author could put into practice his knowledge in the field of construction management in relation to planning and organization.
