Abstract

Käesoleva lõputöö eesmärk oli kirjeldada hoone olemasolevat olukorda, kaardistada kahjustused, teha lihtsustatud kütteenergiakulu arvutus, koostada rekonstrueerimismaksumused ja tasuvusajad. Lisaks oli eesmärk uurida hoone laiendamise seadustamise protseduuridest kohalikust omavalitsusest. Lõputöö raames koostati mahu arvutusteks ja konstruktsioonide kirjeldamiseks inventariseerimisjoonised, mis tuginesid hoone ehitusprojektile ja ehitusjärgsele inventariseerimisprojektile. Lisaks teostati täpsustusteks kohapeal mõõdistusi. Hoone visuaalse ülevaatuse käigus kaardistati ja fotografeeriti kahjustused. Ülevaatusel kogutud andmete põhjal on välja pakutud kahjustuste renoveerimislahendused. Põhilised kahjustused tulenesid puudulikust või halvast hooldusest. Ülevaatuste ajal olid vajumised lõppenud, sest vihmavesi oli ajutiselt pikema renniga hoonest eemale juhitud. Puudusteks oli veel amortiseerunud ja nõuetele mitte vastavaid elektripaigaldisi ja avatäidete vahetamisest tingitud puudulikust tihendamisest. Olemasoleva olukorra põhjal koostati hinnanguline kütteenergiakulu arvutus, mille põhjal pakuti välja rekonstrueerimispaketid energiakulu vähendamiseks. Rekonstrueerimispakettides pakuti välja soojustada olemasolevaid välispiirdeid, pööningu puhul välja vahetada olemasolev saepuru soojustus, soojustagastiga mehaanilise ventilatsioonisüsteemi ehitamist, küttesüsteemi tasakaalustamist ja termostaatventiilide paigaldamist. Lisaks pakuti välja tarindite püsivuseks ankurdus meetmeid ja tehnosüsteemide osas uuendusi parema sisekliima tagamiseks. Rekonstrueerimispakettides esitati nende maksumus, energiasääst aastas ja lihttasuvusaeg energiasäästu ja selle maksumuse põhjal. Antud hoone puhul on soovitav rekonstrueerida pakett III järgi, mille erinevus maksumuselt võrreldes pakett II on väike, kuid energia sääst oluliselt suurem.

Abstract [en]

The aim of the thesis was to compose the assessment of the current situation of the residential in Kohila and, based on this, to provide renovation possibilities. In the framework of the thesis, inventory drawings were prepared for making calculations of the volume and describing the structures, which were based on building construction project and post construction inventory project. In addition, clarifications for measurements were carried out. During the visual inspection of the building, damages were mapped and photographed. Based on the collected data from the review, there have been offered renovation solutions of the damages. The main damages were caused by poor or bad maintenance. There was a subsidence in the foundation, which was caused by a lack of rainwater drainage in the building. The subsidence has been finished during the inspections, because the rain water had been temporarily driven away of the building. Other defects were also the following: depreciated and non-compliant electrical installation and replacement of hole fillings due to poor thickening. Based on the current situation, an estimated calculation for the heating energy consumption has been prepared, according to which reconstruction packages for reducing the energy consumption have been offered. Reconstruction packages proposed to insulate the external borders, to replace the current sawdust insulation due to the attic, to build mechanical ventilation system with heat exchanger, to install balancing of the heating system and thermostatic valves. In addition, it was also offered to provide stability measures by anchoring structures and to provide upgrades in the technical part to ensure a better indoor climate. Reconstruction packages provided their cost, energy-saving in years and payback period of energy saving and the cost. In case of this building, it is advisable to reconstruct the building with the third package, according to which the price difference comparing the package II is a small, but the energy savings are quite higher.
