Abstract

Lõputöö eesmärk on Vana-Kalamaja 10 korterelamu ehituse organiseerimine, mille käigus lahendati ehitusprotsessi erinevaid etappe. Kasutades loengutes ja teistel objektidel omandatud kogemusi, kujundati ehitusprotsessidele ja -etappidele tööde teostamise tehnoloogiad, mida on võimalik kasutada ehituses. Töövõtumeetodina on kasutatud peatöövõttu. Ehituse peatöövõtjaks on Bauschmidt OÜ. Projekti meeskonnas on 5 inimest: projektijuht, objektijuht ja 3 objektiinseneri. Need 5 inimest peavad viibima objektil, kui töid teostatakse. Lisaks nimetatud meeskonnale, on veel ehitusdirektor ja eriosade spetsialistid. Töö käigus koostati ehitustööde mahutabel, mille põhjal koostati detailne eelarve. Eelarve koostamisel kasutati EKE NORA 2012 hindu, samas kasutati erinevaid allikaid masinate ja materjalide maksumuse määramiseks. Töö käigus arvutatud ehituse kogumaksumus on 2,28 miljonit eurot. Kasutades nimetatud allikaid ja isiklikku kogemust, pandi paika tööde tegemise ajanormid ja kalendergraafik. Ehitamise alguskuupäevaks on 01.06.2016 ja ehituse eeldatav lõpukuupäev on 12.09.2017, ehitusperioodi kokku kestab 323 päeva. Eelarve koostamise ajal määrati ehituseks vajaminev inimeste arv, keda on platsil maksimaalselt 79 inimest. Käesoleva projekti raames lahendati betoonitööd, neid on detailsemalt kirjeldatud betoonitööde tehnoloogiakaardis. Samuti on koostatud erinevad joonised, kus on näidatud raketise montaažitööd ja raketiste tähtsamad ning keerukamad kohad. Ehitusplatsi ratsionaalsemaks kasutamiseks koostati ehitusplatsi plaan. Ehitusplatsi plaani koostamisel arvestati tööohutusega, plaanil on näidatud ohutustsoon, kus ei tohi teha tõstetöid või muid töid. Ehitusplatsi plaanis on näidatud masinate liikumis- ja töötamisalad, materjalide laadimis- ja ladustamiskohad, soojakute ja erinevate konteinerite asukohad. Samas oli lahendatud objekti vee- ja energiatarve ning märgistatud ajutised kommunikatsioonid: elektrikilpide, trasside ja õhuliini asukohad. Ehituse käigus peavad kõik objekti meeskonna liikmed järgima kalendergraafikut ja vajadusel seda korrigeerima. Ehituse käigus on oluline kasutada antud objekti puhul koostatud tehnoloogiakaarte, väga oluline kõikide nõuete ja tolerantside täitmine. Antud lõputöö on autorile väga oluline edasiseks tegutsemiseks ehitusvaldkonnas. Kasutades praktilisi ja teoreetilisi teadmisi, mida autor on omandanud kõrgkoolis ja töö käigus ning mis kajastuvad antud lõputöös, saab tulevikus planeerida ja juhtida objekte. Kasutades praktilisi ja teoreetilisi teadmisi on autor välja töötanud reaalsed antud projekti tööajanormid, ja nende põhjal koostanud tehnoloogiakaardi.

Abstract [en]

The objective of the graduation thesis was to undertake organization of the construction of the apartment building at Vana-Kalamaja 10, within the framework of which relevant solutions were pinpointed in different stages of the construction process. Applying lecture-based and on-site experience, technologies for work implementation were developed for construction processes and stages as applicable in actual building activities. General contracting is used as the relevant employment method. The main contractor for the construction project is Bauschmidt OÜ. The project team includes five members: Project Manager, Site Manager, and three Site Engineers. Said five people must be present on site during ongoing construction work. In addition to the above team, the project also involves a Building Manager, and specialized experts. A volume table for the construction work was prepared during the work. The volume table served as basis for a detailed budget. The prices employed in budgeting were provided by EKE Nora OÜ in 2012; a variety of sources were additionally used to determine the cost of relevant machines and materials. The total price of the construction project, calculated during the course of the work, is 2.28 million euros. Time rates for implementation of the planned work were developed, applying abovementioned sources and personal experience. Calculated time rates and volumes were used to make a calendar-based schedule. The construction start date was set at June 1, 2016 and the completion date at September 12, 2017, rendering the total construction time at 323 days. Personnel required for construction activates were designated during budgeting; the maximum number of people present on-site, based on said schedule, is 79 at any given time. The project called for a concrete work related solution; relevant work is described in more detail on the concrete work process sheet. Various drawings were prepared, indicating formwork installation operations as well as more important and complex parts of formwork. The formwork installation team includes four members. Installation of the section indicated on the process sheet will take three days. So as to facilitate a more prudent use of the construction site, a construction site plan was prepared. The plan allows for safety at work, indicating a hazard zone where lifting operations and other types of work are not to be undertaken. The construction site plan designates the routes and working areas of relevant machines, material loading and storing locations, as well as locations of enclosures and different containers. Water and energy supply related issues were also resolved and locations of temporary communications – electrical cabinets, utility lines, and overhead transmission lines – were designated. During construction all site-relevant team members must adhere to the calendar-based schedule and adjust the schedule if and as required. During construction activities it is important to follow the process sheets prepared for the site; utmost diligence must be exercised in observing all applicable requirements and tolerance levels. At the same time different material properties and reactions of such materials to the outdoor environment must be kept in mind. The graduation thesis is of great importance to me personally as pertaining to further activities in the field of construction. Application of practical and theoretical lecture and site based knowledge which was also used in preparing this thesis provides for the planning and administration of quality projects in the future. Using practical and theoretical knowledge, practicable working time rates were developed as applicable in the relevant project; a process sheet was also prepared. This task provided me with an opportunity to learn whether I possess adequate skills in planning and managing a construction site.
