Abstract

Käesolev lõputöö koostati Kuressaares, Lasteaia tn 8 asuva hoone korterelamuks renoveerimise kohta. Töö käigus arvestati välja teostatavate tööde mahud ja koostati detailne ehitusmaksumuse eelarve. Detaileelarves toodud andmest sai ülevaate ehitusmaksumuse kujunemisest, ehitustööde otsekuludest ja ehitusele kuluvast ajast. Uuriti kolme erinevat välisseinakonstruktsiooni lahendust. Selgus, et projektijärgne välispiire ei vasta kehtivatele energiatõhusus miinimumnõuetele. Ehitusmaksumuse, soojapidavuse ja ehituse ajakulu arvesse võttes on kõige optimaalsem ehitada täielikult uus seinakonstruktsioon. Seda juhul, kui ei teki vastuolu hoonele esitatud muinsuskaitseliste eritingimustega. Töös koostatud tasuvusarvutused on tehtud võrdluse saamiseks erinevate kapitali hindadega ning kalkulatsioonid on teostatud nüüdisajameetodit kasutades. Suurim nüüdisväärtus tekib väljaehitatud korterite müügiobjektina realiseerides. Kuna planeeritud müügiperiood on küllalt lühike (3 aastat), on sellega kaasnevad riskid minimaalsed. Pärast antud investeeringu realiseerimist saab investor vabaneva kapitali kiirelt uuesti investeerida. Investori esialgne plaan korterid rendipindadena välja ehitada, ei ole kasumlik. Sellise tegevuse tasuvusperiood on u 30 aasta jooksul. Et ehitus- ja investeerimisperiood kulgeks sujuvalt, on oluline enne investeeringu tegemist ja reaalsete ehitustöödega alustamist, eelnev projekti ettevalmistustöö. Tellijal tasub panustada rohkem aega ja rahalisi vahendeid hoone põhjalikule projekteerimisele, säästlikele ehituslahendustele, ehitushinna kalkuleerimisele ja projekti tasuvuse analüüsile.

Abstract [en]

The theme of the present graduation thesis is renovation of a building at 8, Lasteaia Street, Kuressaare, into an apartment house. The volume of the construction work has been calculated and the bill of quantities prepared with a detailed budget of construction cost. The data included in the detailed budget reflect the formation of the construction cost, direct expenditure of the construction work, and the time to be spent on construction. Three different construction design solutions for external walls were examined. The study showed that the designed envelope structure did not meet the current minimum requirements set for the energy performance of buildings. Considering the construction cost, heat retention and the time to be spent on building, the optimum solution would be to build a completely new wall structure, if that is in harmony with the special conditions of heritage conservation set for the building. The profitability calculations performed by the net present value method made it possible to compare profitability against different costs of capital. The maximum present value is created by selling the apartments to be built. As the planned sales period of three years is relatively short, the risk involved is minimal. After realisation of the investment, the investor will be fast enough able to reinvest the capital that is freed up. The investor’s original plan of building rental apartments is not profitable, with an expected pay-back period of approximately 30 years. To guarantee the efficient running of the construction and investment period, it is important that the project is thoroughly prepared. The contracting entity should contribute time and finances to elaborate design work, sustainable construction solutions, calculation of the construction price, and to the cost-benefit analysis of the project.
