Abstract

Käesoleva lõputöö eesmärgiks oli lahendada Lubja tänav 9a asuva korterelamu ehitustööde projekt. Algmaterjalideks on kasutatud hoone arhitektuurset ja konstruktiivset põhiprojekti, tööprojekte ning eriosade projekte. Töös on arvestatud erinevate konsultantide ning juhendajalt saadud informatsiooni ja nõuannetega. Lahendatud on detaileelarve, mahutabel, koondkalenderplaan, ehitusplatsi üldplaan ning tehnoloogiakaardid. Lõputöös on kirjeldatud hoone arhitektuurset ja konstruktiivset lahendust. Tehnoloogiakaartides on põhjalikumalt kirjeldatud fassaadi- ja sisetöid. Vastavalt tehnoloogiakaartidele on teostatavatele töödele koostatud eraldi sisukamad kalenderplaanid. Ehitusplatsi üldplaanil on näidatud maa- ala kasutamine ehitusprotsessi ajal. Platsi organiseerimisel on arvestatud krundi iseärasustega ning püütud leida optimaalseim lahendus. Ehitusplats on korraldatud selliselt, et tööde käigus teha võimalikult vähe ümberpaigutusi. Hoone ehitusmaksumuse hindamiseks on kasutatud ühikhindade ja ajanormide saamiseks EKE NORA-, RATU andmebaase ja konsultantidelt saadud andmeid. Eelarve järgi on koostatud mahutabel, mida on kasutatud koondkalendergraafiku teostamisel. Ehitustööde mahu tabelis on kõikide töös vajaminevate ehitusmasinate, rendi seadmete maksumus ja tööliste arv. Kalendergraafiku alusel on objekti ehitustööde kestvuseks 239 päeva. Maksimum platsil viibivate inimeste arv on 49 ühe päeva kohta. Eelarveliseks maksumuseks kujunes 1 210 670,3 € + km. Analüüsides ehituse organiseerimis kulusid moodustab organiseerimise maksumus 10,9 % ehk eelarvelisest maksumusest 132 327,8 € + km. Hoone brutopakkumushind on 1 525 44,5 €. Autorile andis lõputöö kirjutamine võimaluse mõista detailsemalt hoone ehitusprotsessi, saades juurde uusi oskusi ja kogemusi ehitustööde organiseerimise valdkonnas.

Abstract [en]

The topic of this thesis is “Construction Project of an Apartment Building”. The building to be constructed is located at 9a Lubja Street in Tallinn. The organizational project for the thesis has employed an architectural and constructive project, drawn up by architectural office Korrus OÜ and engineering company Ekoteh OÜ. The final electrical design and detail design of special parts were prepared by C-Connect OÜ and Atest OÜ. In addition, LinnArt OÜ designed the landscaping project.The thesis has taken account of information and advice given by various consultants and the supervisor of this thesis. The objective of this thesis is to prepare the construction project of an apartment building located at 9a Lubja Street. The thesis describes the architectural and constructive solution, while the process chart includes a comprehensive description of façade and interior works. Separate detailed schedules have been prepared for the works to be carried out according to the process chart. The start date of works is 15 October 2015 and the estimated end date, according to the aggregate schedule, is 30 September 2016. The key plan of the construction site details the use of the area during the construction process. While organizing the plot, account has been taken of its characteristics, in order to find the optimum solution. The construction site has been organized in a way that minimum rearrangements will have to be made within the works. To evaluate construction costs of the building, cost-unit prices and time value have been calculated, using the EKE NORA and RATU databases, as well as data received from consultants. A volume table has been drawn up based on the budget, in order to prepare the aggregate schedule. The volume table of construction works includes the costs of machinery, rental equipment and number of workers needed to complete the works. According to the schedule, the construction works of the object last for 239 days. Maximum number of people in the site is 49 per day. Budgetary cost amounted to € 1,210,670.3 + VAT. When analysing the organization expenditure, organization constitutes 10.9% or € 132,327.8 + VAT of the budgetary cost. The gross offer price of the building is € 1,525,44.5. Writing this thesis enabled the author to understand in greater detail the construction process of a building, and gain skills and experience in the area of construction works organization.
