Abstract

Lõputöö koostamiseks on töö autor kasutatud Tallinna Tehnikakõrgkooli ehituse organiseerimise juhendit. Lõputöö ülesandeks on Lible tn.1, (Tallinna linn, Põhja-Tallinna Linnaosa, Harjumaa) kortermaja ehituse organiseerimine. Endise nimetusega Rohu tn. 8a on ümbernimetatud Lible tn.-ks. Sinna on planeeritud ehitada 6 sarnast kortermaja, üks korrus maa alla ja 4 korrust maa peale. Projekteerija on Arhitektuuribüroo Korrus Osaühing. Ehituskulude liigitamiseks on töö autor kasutanud standardit EVS 885:2005 ja üksushinnete koostamiseks Eke Norat 2012. Kortermaja ehituse algus kalendergraafiku alusel on 01.02.216 aastal ja lõppeb 23.12.2016 aastal. Kortermaja haljastustööd algavad 03.04.2017 ja lõppevad 12.04.2017 aastal. Lõputöös on koostatud kaks tehnoloogiakaarti, 9. peatükis on hoone katuse ehitus ja 10. peatükis on fassaadi ehitus. Kortermaja maksumuseks kujunes 1 044 294,2 eurot ja ruutmeetri hinnaks on 1299 eurot. Organiseerimis maksumuseks on 109 194 eurot. Ehituse organiseerimise protsent otsekuludest on 12%. Organiseerimiskulusid on võimalik vähendada, kui ehitada korraga kolm kortermaja. Ehituse kestuseks kalendergraafiku alusel kujunes 11 kuud.

Abstract [en]

To compile the final thesis, the author used the Construction Management Guide of Tallinn Technical University. The aim of the thesis was to manage the construction of an apartment block for 1 Lible Street (City of Tallinn, City District of Northern Tallinn, Harju County). The previous 8a Rohu Street has been renamed to Lible Street. The plan foresees erecting six similar Apartment Buildings there, with one Floor below the ground and four floors above the ground. The designer is Arhitektuuribüroo Korrus Ltd. To categorize the construction costs, the author has used the standard EVS 885:2005, and EKE Nora 2012 to calculate unit prices. The beginning of the Construction is February 1 2016 according to the project schedule, and it is supposed to end on December 23 2016. The landscaping works of the Apartment House will start on April 3 2017 and will end by April 12 of the same year. In the framework of the thesis, two technology maps were drawn up: the Construction of the Roof in Chapter 9, and the Construction of the facade in Chapter 10. The Construction costs of the Apartment Building are expected to be 1,044,294.2 euros and the cost per square meter will be 1,299 euros. The cost of the Construction management is 109,194 euros. Its percentage of the direct project costs forms 12%. It is possible to reduce management costs if three Apartment Building were constructed together at the same time. The duration of the Construction would be 11 months according to the time schedule.
