Abstract

Lõputöö teemaks on Almintie 4 galeriimaja ehitustööde organiseerimine, mille mahukama osana on koostatud kaks tehnoloogilist kaarti. Graafiline osa on tehtud loetavuse huvides planeeritust mahukam ja sisaldab peamiselt infot tööetappide piiride, masinate paiknemise, tõsteseadmete sobilikuse, tõstetööde järjekorra ja tööde liikumise suuna kohta. Detailselt on välja toodud õõnespaneelide tarnegraafik, paigutus koormas ja paigalduse järjekord. Arvestades seinamaterjali eripärasid on välja pakutud plaani järgselt ehitades võimalik müüritööd lõpetada jõuludeks. Lamekatus on kahe töömehega võimalik valmis ehitada viie päevaga. Kogu projekti planeeritud lõpetamine on neljas juuni, mis on 11 päeva varem, kui tähtaeg tellijaga. Objektile on koostatud eelarve, mille käibemaksuta summa on 2 244 625 €. Organiseerimiskulude osakaal sellest on 65 474 €, mis kogu eelarvest moodustab 3%. Kuna objekti maksumus ei ole avalik, siis on eelarvet tegelikust muudetud. Ehituse organiseerimiseks on koostatud ehitusplatsi üldplaan, milles on ära märgitud ehitusplatsi piirid, parkimine, liiklemine, materjalide ja prügi ladustamine, valgustus ja trassid. Tootmisvee- ja elektrivajaduse kohta on koostatud täpsemad arvutused. Ehituse organiseerimiseks vajalikud vahendid koos maksumusega on välja toodud eraldi tabelis. Kogutud andmete põhjal on koostatud ehituse organiseerimise detailne eelarve. Tõstetööde teostamiseks on valitud kolm tõstemasinat, mis pärinevad kõik kohaliku ettevõtte masinapargist. Välja on toodud nende tõstevõimsuse graafikud ja töötunni maksumused. Kirjeldatakse, kuidas on korraldatud ehituse töövõtt, kuidas leitakse töövõtjad ja kuidas jõutakse nendega lepinguni. Eraldi tuuakse välja ka olulised Soomes töötamise eripärad, millega Eesti ehitusettevõtted tihti ei arvesta. Kirjeldatakse ehitustööde üleandmist ja vastuvõtmist, ning töö ja tuleohutuse tagamise plaani. Eraldi lisana on ka välja toodud ettevõttes kasutusel olev tööohutuse kontrolli vorm.

Abstract [en]

The aim of this thesis is to organize the construction of the gallery house at Almintie 4, in the course of which two process charts were drawn up. The site is located in South-East Finland, and local service providers were considered when organising the works. The building is comprised of 18 apartments and has a net area of 921.6 m2. A detailed budget was prepared for the building, with the time norms developed by the author. A majority of the budgeted unit prices have been changed since the cost of the project is not public. Based on the bill of quantities and unit prices, a master schedule containing two specific dates was prepared for the construction. The building permit was issued on 14 October 2014, and the completed work is to be delivered to the client on 15 June 2015. For the purposes of organising construction, a key plan of the construction site was prepared, indicating the boundaries of the site, parking, traffic, storage of materials and waste, lighting, and utility lines. More accurate calculations were made regarding process water and electricity needs. The resources needed to organise the construction, their cost included, are presented in a separate table. A detailed budget was prepared on the basis of data collected. Three lifting machines were selected for lifting works – all procured from the machinery park of a local company. Graphs of their lifting capacities and operating cost per hour have been provided. The first process chart covers the second floor insulated concrete formwork and the installation of hollow-core slabs. A detailed description of the works was prepared, specifying the equipment needed, permissible tolerances, cost of the works, and the time norms. Specific characteristics of the material were described regarding ICF blocks. The first process chart also incorporates two drawings that give a visual overview of the boundaries of the phases of work, location of machinery, and the suitability of the lifting equipment. As regards the installation of hollow-core slabs, an exact list of equipment, scheduled delivery with an accuracy of one hour, positioning in a load vehicle, and order of installation have been provided. The second process chart deals with the construction of a flat roof, starting with a vapour barrier and ending with the installation of parapet flashing. As with the first chart, a technical specification of the works has been provided. The graphical part includes two drawings, which describe the storage of materials during various stages and the installation of different layers. A detailed time schedule regarding the duration of works has been provided. The organisation of building subcontracting, recruitment of contractors and negotiations with them over the contract have also been described. Key specificities of working in Finland – often overlooked by Estonian construction companies – are provided separately. The delivery and receipt of construction works, as well as the work plan and fire safety plan, are also described.
