Abstract

Lõputöö eesmärk oli Tartu mnt 56 büroopindadega korterelamu ehituse organiseerimine, mille käigus on lahendatud ehituse põhilised osad. Tuginedes eelnevatele teostatud objektidele, on ehitusprotsessidele välja töötatud töömeetodid, mida on võimalik kasutada reaalses ehituses. Ehituse peatöövõtja on Bauschmidt OÜ, projektijuhtimise kulud on leitud vastavalt antud ettevõtte projekti ühikhindadest, mis moodustab ehituse kogumaksumusest 4,4 protsenti. Bauschmidti OÜ projektijuhtimise meeskonnas on 5 inimest ja lisaks osalise ajaga eriosade spetsailist.Töö käigus arvutatud ehituse kogumaksumus on 9,4 miljonit eurot ning kalendergraafikust selgub, et protsess võtab aega 420 päeva ja maksimaalselt on objektil 96 töömeest. Kolmandik ajast kulub 0-tsükli ehituseks. Antud töös on lahendatud 0-tsükkel, mis on detailselt kirjeldatud 0-tsükli tehnoloogiakaardil peatükis 7, moodustades olulisima osa lõputööst. Plaatvundamendi tööd on jaotatud mitmesse haardealasse. Plaatvundamendi ehituseks on välja töötatud rakestamise plaan, mis võtab kokku vajaminevate elementide hulga ja paigutuse. Plaatvundamendi pindala on 1743 m2. Selleks kulub 897 m3 betooni. Vundamendi ehituseks kulub 14 liikmelisel brigaadil 14 8-tunnist tööpäeva. Ehituse organiseerimise käigus tuleb silmas pidada materjalide füüsikalisi omadusi, näiteks betooni kivinemine. Oluline on ehituse ajajaotus vastavalt tööde valmimisele, tuleb järgida kalendergraafikut, mida vajadusel korrigeerida. Minu jaoks omab tehtud diplomitöö ka praktilist väärtust kuna suudan nüüd paremini planeerida tööde kestvust, tänu sellele, et saan võrrelda reaalset objektil töötamist teoreetilise kalendergraafikuga. Lõputöö koostamine andis mulle hea aluse antud objektil töötamiseks.

Abstract [en]

The purpose of this work is to solve the construction stages of the building and to describe the structures and utility systems at the site. To find efficient working practices and organise the activity at the construction site pursuant to the specific nature of the works. In addition, it is important to establish the entire cost of the building, the standard for working time, an operating schedule, and expenditures on machinery. The letter of explanation for the work is supported by the graphic section. The building consists of two underground floors for parking, with an absolute depth of +6,25 metres. The ground floor accommodates commercial space, with residential space located on floors 2-8. The content of the work was to thoroughly elaborate the excavation of 0-ring, construction of sheeting and the slab basement. When mounting the sheeting, the need for machinery for transporting the materials and their delivery term has been established. The sheeting elements are Larssen 606n, to be mounted with an RDK crane equipped with a rammer. The total duration of the works is 24 days. Excavation is performed in stages. Initially, 0,8 m of soil is removed, followed by the drilling of injection holes, then comes the second stage excavation, the supporting of sheeting with struts, and the removal of the maximum required depth of soil. The excavation takes 38 days. The works with slab basement are divided into several catchment areas. A shuttering plan has been developed for the construction of the slab basement, which summarises the number and allocation of the required elements. The area of the slab basement is 1743 m2. For this, 897 m3 of concrete is needed. It takes 14 8-hour working days for a brigade of 14 members to build the basement. The total cost of the construction at Tartu mnt 56 is EUR 9.4 million. The main contractor of the construction is Bauschmidt OÜ. The project management costs have been calculated from the project’s unit prices of the given company, comprising 4.4% of the total construction cost. The Bauschmidt OÜ project management team consists of 5 people plus one part-time specialist for the special parts. Total duration of the construction is 420 days, and the maximum number of workers at the site is 96.
