Abstract

Käesolevaks lõputööks oli valitud Tallinnasse rajatava kuue korruselise äri- ja kortermaja üldehitustööde organiseerimise projekt. Lõputöös on antud ülevaade ehitusobjektist ja –tingimustest, hoone põhilistest konstruktiivelementidest, sise- ja välisviimistlusest ning tehnilistest süsteemidest. Koostatud on hoone maapealse osa ehitamise ja fassaaditööde kohta eraldi ehitusplatsiplaanid, mis kirjeldavad objekti planeerimisloogikat erinevate ehitusetappide ajal. Peamiste ressursside arvutamisel on määratud ehitusplatsi vee- ja elektrienergia vajadus. Arvutuste tulemusena on leitud, et hoonele projekteeritud ressurssidest, mis on olemas enne ehitustööde algust, piisab ehitusaegseteks vajadusteks. Ehitusplatsi korraldus- ja üldkulude maksumuse arvutuste tulemusena on ehituse organiseerimise kulud 7,1% rajatava hoone maksumusega võrrelduna. Hoone eelarve ja ajamahukuse tabeli koostamisel on kasutatud EKE NORA normbaase ja konsultandi ettepanekuid. Rajatava hoone ehituse maksumuseks kujunes 1,6 milj eurot, mis teeb neto m² hinnaks 998 €. Ajamahukuse tabelist lähtudes on autor koostanud töö üldise koondkalenderplaani mille koostamisel on arvestatud riiklike pühadega ja normtöötundidega. Tulemusena on hoone ehitustööde kestvuseks 259 tööpäeva. Põhjalikumalt on lõputöö ülesandena käsitletud fassaaditööde teostamist. Tehnoloogiakaardis on lahendatud küsimus, kuidas teostada fassaaditööd, mis on keerukad kitsaste tingimuste tõttu. Krundi täisehitus on 81% ja hoone välissein on kolmest küljest krundi piiriks. Fassaaditööde tehnoloogiakaardis on kirjeldatud tööde järjekorda, puitkarkassi, soojusisolatsiooni, aurutõkke, tuuletõkke, laudroovitise, fassaadiplaadi ja klaasfassaadi paigaldamist. Tehnoloogiakaardis on koostatud ehitusplatsi plaan ja lahendatud tõstetehnika ning töölavade planeering fassaaditöödeks. Hoone fassaaditöödele koostatud kalenderplaani põhjal on tööde kestvuseks 68 tööpäeva. Tehnoloogiakaardis on esitatud masinate ja töövahendite vajadus, kirjeldatud nõudeid tööohutusele ning koostatud on kvaliteedi tagamise plaan. Fassaaditööde seletuskirja toetuseks on koostatud graafilises osas kolm joonist.

Abstract [en]

The subject of the thesis is the organising of the general construction of a six-storey business and apartment building to be erected in Tallinn. The thesis gives an overview of the construction and its conditions and the main structural elements, interior and exterior finish and utility systems of the building. The location of the site, its topography and its surface conditions are also described. The estimated cost of constructing the building was calculated using the standard bases of EKE NORA; to some extent, a consultant's suggestions were also used in the budget. The cost of constructing the building came to 1.6 million euros: an average of 998 euros per m² net. The thesis describes in brief the preparations, earthworks, waterproofing, laying of foundations, brick and concreting works, roofing, installation of utility systems and finishing works. The author has composed a table of construction times and a general calendar of the construction works of the building to be constructed. When composing the calendar, national holidays and normal working hours were taken into account, resulting in a construction time of 259 business days. Separate construction site plans have been drafted for constructing the above-ground levels and facade works, which describe the planning logic of the object at different construction stages. The water and energy needs of the building were determined when calculating the main resources. As a result of the calculation, it was concluded that the planned resources at hand prior to construction are sufficient to meet the needs of construction. The management and overhead costs of the construction site along with the cost calculations are determined in the thesis. As a result, it was calculated that organisation of construction constitutes 7.1% of the total cost. The thesis specifies the lifting mechanisms used during construction. A workplace, fire and environmental safety plan has been drafted. The thesis addresses the facade works in more detail. A process chart solved the question of how best to perform the facade works, which have been made difficult due to a lack of space. Construction is complicated by the fact that the building will cover 81% of the plot, with three of the exterior walls running along its borders. The process chart of the facade works describes in detail the work sequence, installation of the timber framework, thermal insulation, vapour barrier, wind insulation, timber battening, facade plates and glass facade. The process chart includes a plan of the construction site and the lifting equipment and scaffolding planning solution. According to the general calendar, the duration of the facade works is 68 business days. The process chart presents the machinery and equipment needs and describes the work safety requirements. The compiled quality assurance plan includes the methods and frequency of quality control of the facade works and the parties responsible therefor. In support of the specifications of the facade works, three figures are provided in the illustrative part of the thesis showing the plan of the facade works, the location of scaffolding and mast climbing work platforms on the site, the installation of the glass facade and facade plates on the site and the calendar plan of the facade works with a graph illustrating the need for workers and the most important connection points of the facade.
